It's not a surprise that homes with a pool sell for more.
But it's not always just because of the pool.
We pulled up some numbers for sales in Santa Cruz County within the last year.
The homes with pools were bigger, on bigger lots, further inland. By price per square foot, they sold for a little less than homes without one. The pool came with a larger, different kind of property, and the market priced the whole thing.
A pool has no set value. It depends on the property it's located at, and the buyer who wants it.
